Site Preparation Guidelines
A successful delivery requires your property to be properly prepared. Please review these requirements to ensure a smooth installation of your new home.
Level Base Pad or Slab
Prior to delivery and installation, the land must be pre-developed to a level base pad or concrete slab. The ground must be compacted and graded to prevent shifting or sinking over time.
Clear Access Route
Our transport trucks need adequate turning radius and clearance. Ensure gates, fencing, low-hanging tree branches, and overhead power lines are cleared. The road to the pad must be wide enough to accommodate oversized loads.
Utility Hookups
While we deliver and block/level the home, you are responsible for having local contractors connect your electricity, water, and sewer/septic lines. Ensure these lines are stubbed out and ready prior to arrival.
Permits & Zoning
While we handle the highway transport permits, the buyer is responsible for obtaining any necessary local zoning, placement, or building permits required by their specific county or municipality for placing a tiny/manufactured home.
*Base prices typically include delivery within 200 miles of the manufacturer or specific ports (e.g., Houston port). Freight charges for further distances will be custom quoted based on mileage and route difficulty.
